Board Brief

Make a one-page ERRCS brief for your board

Board meetings move faster with one page everyone can read. The Board Brief puts the rule, the dates, the sourced cost figures and the next steps on a single sheet you can print or save as a PDF.

  5. Sourced cost figures and published fees
  6. Six questions to ask installers
  7. A QR code to get up to 3 quotes

What goes on the brief

  • What ERRCS is, in two sentences anyone at the table can follow.
  • The rule that applies to your building, with its citation and the date we last verified it, from the same rules as the building checker.
  • The dates, including Florida's 2024 and 2025 high-rise dates and the at-least-one-year window after a notice (F.S. 633.202(18)(a) and (g)).
  • The steps in order: test, design, consent, permit, install, acceptance test, yearly test.
  • Cost figures we can source, and your fire department's published fees where we have them. No made-up estimates.
  • Six questions to ask every installer (below).
  • A link and QR code that opens a quote request already filled in with your building's facts.

Six questions to ask every installer

  1. What signal test is your design based on, and can we see the floor-by-floor report? Coverage is measured, not assumed (IFC 2021 510.4.1).
  2. Will you design to our fire department's technical criteria? The fire code official keeps that document (IFC 2021 510.4.2.2).
  3. Who on your team holds an FCC general radio operator license and in-building system training? That is the model code minimum for the designer and lead installer (IFC 2021 510.5.3).
  4. Will you obtain the radio licensee's written consent, and give us a copy? It is required before a booster operates (47 CFR 90.219(b)(1)(i); F.S. 633.202(18)(d) in Florida).
  5. Does your price include the permit, the acceptance test and the fire department's fees? Both the permit and the acceptance test are required (IFC 2021 510.3 and 510.5.4).
  6. What will the yearly test cost, and what does your service agreement cover? The system must be tested every year and after structural changes (IFC 2021 510.6.1).

How to use it at the meeting

Print one copy per board member, or share the PDF with the agenda. Start with the deadline, then the steps. Ask the board for two decisions: approval to pay for a signal test, and authority to collect written bids on the same scope.

When the board is ready for prices, request up to 3 quotes. Your request goes to up to 3 vetted installers who serve your area. We send no texts and make no cold calls.

Want the background first? Read ERRCS for condo boards or, if you manage the building, the week-one plan for property managers.

Next step

Take the board a plan, not just a problem

Ask for up to 3 quotes from vetted installers who serve your area, or start with a one-page brief the board can read before the next meeting. Free for owners, boards and managers. No texts, no cold calls.

Questions people ask

Do you keep what I type into the brief?

No. The brief is built in your browser. Nothing you enter is sent to us or stored. The link and QR code on the printout carry building facts only (location, type, stories, size), never names, emails or phone numbers.

Is the brief legal advice?

No. It summarizes the published rules and their sources so the board can have an informed first conversation. Confirm with your fire marshal (AHJ) and your association's attorney.
