For ERRCS and BDA installers

Every ERRCS permit, stalled job and finished system in South Florida, every Monday

Owners come to ERRCSCheck to find out what their fire marshal requires. Installers who work with us get the South Florida ERRCS Permit and Competitor Watch: every ERRCS and BDA permit, stalled job and finished system in Miami-Dade, Broward and Palm Beach, every Monday, each linked to its public record. Priced per county, first week free.

Who runs this

ERRCSCheck is operated by WhenLeads, a division of DV8 WEB LLC in Lake Park, Florida. WhenLeads sells two things to two-way radio, fire alarm and DAS firms: the South Florida ERRCS Permit and Competitor Watch, and quote requests from owners who asked for them. Owners never pay. That is how this reference stays free; the details are in how we make money.

What the Watch contains

ERRCS work in South Florida leaves a paper trail: a permit when the job starts, a final inspection when it closes, and a test every year after that. The Watch reads that trail across Miami-Dade, Broward and Palm Beach each week and puts the rows you can act on at the top of a Monday email:

  • Jobs that came loose. A permit that ran past its expiry date with no final, a withdrawn or cancelled permit, a job with no movement for 90 days, a partial pass, or a Miami Beach Phase 1 RF survey with no installer named yet. These are second-bid chances. Any fire code citation that reaches the public record sits above them.
  • Systems due for their yearly test, dated from the final inspection unless a test record says otherwise.
  • This week's new permits, and below them, new construction, where the general contractor usually chooses the radio firm.

Two events trigger an alert email: a permit passing its expiry date without a final, and a new Miami Beach Phase 1 RF survey. During the launch period our team sends the digest and the alerts by hand from the weekly run. For each building you see the parcel, the installer on the permit, the association or owner of record, the manager when one is public, and the record itself. Sunbiz filing details and a business phone line for open jobs are researched by hand and added as they are confirmed; until then the row says so. Every row links to its public record, so you can check it yourself.

Across the three counties that is 518 buildings on file today, 38 of them open for a second bid, 2 cited and 324 finished systems that owe an annual test, with about 8 new items each week (pipeline run of October 27, 2026). The county split is on the WhenLeads coverage page, and every row is in the real sample digest.

Who is winning ERRCS work

Most permits name the radio firm doing the job, 397 of the 518 buildings on file. On the first Monday of each month we total them up: permits and finals per installer, job values where the permit lists a value for the radio work itself, and market share by county and month. It is the clearest picture of the local ERRCS market we know of.

Sample Monday digest

The real digest arrives as an email with the same columns and a downloadable spreadsheet file. The sample below uses fictional rows. To see real rows, open the real sample digest built from this week's public records, or ask for one for your county.

Price, trial and refunds

Pick the counties you work in: $99 a week per county, billed weekly. Your first week is free, and if you would rather judge the data before that, we send a free sample digest built from your county's current records. Any number of firms can subscribe; nobody buys a county exclusively.

Our refund rule is one sentence: if it is not useful, tell us, we refund you and we part as friends. Owner quote requests are a separate, optional purchase at $200 to $1,250 by job type; see installer pricing.

Hillsborough, Pinellas, Orange and Duval come next, opened in the order installers ask for them. Each county's records look different, and we check a sample of each by hand before the county is worth paying for.

How owner requests are shared

When an owner uses the quote form, the form tells them, before they send, that their request goes to up to 3 vetted installers who serve their area, that installers pay us for the introduction, and that we send no texts and make no cold calls.

  • Most request types go to one installer. Condo association requests are shared with up to 3 firms.
  • You contact the owner by email, or by phone if they asked for calls. No texts.
  • If no vetted installer serves the area, we tell the owner and send them their local requirements instead.

Owner requests carry building facts so you can scope before you call.

What we ask of installers

  • A valid license for the work in the state you serve. We check it before switching on the Watch.
  • Use the data only to offer your own services to that building. No resale, no shared lists.
  • Stop contacting anyone who opts out, within 10 business days of our notice.

Questions people ask

Does subscribing get my firm listed or recommended on ERRCSCheck?

No. Requirement pages, the checker and the guides read the same no matter who subscribes. There are no paid listings, badges or rankings.

Can I lock up a county?

No. The rows come from public records, so any number of firms can subscribe.

Will I get buildings that were cited by the fire marshal?

Only as often as citations reach the public record, which today is rarely (2 of 518 buildings across the three counties). Most citation lists are not posted online, so we make no promise on volume.

Whose contact details are in a digest?

Organizations only: the association or owning company and the manager when that is public. The association's state corporate filing (registered agent and officers, labeled as such) and a published business phone line for open jobs are researched by hand and added as they are confirmed. Never a personal cell number or a personal email address.

How are owner quote requests shared?

The owner is told before sending that the request goes to up to 3 vetted installers who serve their area. Most request types go to one installer; condo association requests are shared with up to 3 firms.

What if it does not pay off?

Tell us and we refund the month. No forms, no argument.
